    • Preferred locations in NRW
    • Good urban and established locations with existing infrastructure

     

    OBJECT

    • Stock of buildings
    • Multi-family homes / apartments (houses) with a minimum of 6 residential units
    • Residential and commercial buildings (commercial area not more than 10 %)
    • Low modernization and maintenance costs
    • Vagancy < 10 %
    • Medium and long lease contracts WALT> 5.0

    • Investment volume up to € 20 Mio.
    • Asset or share deal

  • RESIDENTIAL PROPERTIES WITH DEVELOPMENT POTENTIAL

    We are looking for developable properties in very good locations for long-term integration into existing portfolios and/or properties with sustainable value development potential.

     

    LOCATION

    • Cities from 500,000 inhabitants
    • Preferred locations in NRW
    • Good micro location with sustainable lettability

     

    OBJECT

    • Inventory and revitalization projects
    • Multi-family homes (houses) with a minimum of 6 residential units
    • Residential and commercial buildings (commercial area not more than 20 %)
    • Property with management deficits, high vagancy rate, development reserves, maintenance backlog, etc.
    • Objects from special situations, e.g. Insolvency or portfolio optimization
    • Objects with allocation potential
    • Vacancy > 50 %
    • Short lease contracts WALT < 3.0

    We are looking for building plots with good potential in German cities, also vacant lots in urban areas or sites with old buildings which can no longer be used.

    • Good micro location with sustainable lettability

     

    OBJECT

    • Plots for residential development with 4 to 100 Family houses
    • Plots for residential development with Apartment buildings (up to 200 residential units)
    • Plots with old stock (conversion areas) pre-developed or developed projects
    • Secured building rights by B-Plan or building option according to § 34 BauGB
    • Otherwise, should have a realistic chance of obtaining the appropriate building right
